Types of Commercial Real Estate Investments:

Commercial real estate mainly consists of office buildings. They can be leased out to tenants such as companies or small business owners for a steady income. Many office space leases are for multiple years, making your income more steady for a longer period of time.

Retail real estate includes shopping malls, strip malls, and retail storefronts. In some contracts, investors can negotiate to receive a portion of sales made at the retail location. This gives the store owner incentive to keep the property in good condition.

Industrial real estate can be anything from warehouses to distribution centers. They are generally long-term agreements between the investor and the leaser.

  3. Get pre-approved for a loan
  4. Have at least a 20% down payment – the higher the down payment, the lower the interest rate

To determine whether or not to invest in a property, you have to look at the rent ratio. If you are paying more for the mortgage that you can rent the property for, then it’s not a good investment. Make sure you can rent the property for more than your monthly payments.
